Investor Owner Information

If you are an investor owner, please be sure to provide us with the following information for your tenant(s) by emailing the info to BrentwoodPointe2@gmail.com: Tenant Name(s), Phone Number(s), Email Address(es), Term of Lease.

Each time a new lease is entered, a $150 tenant transition fee is due to the property management company (David Floyd & Associates, Inc.) from the investor owner. This allows us to maintain a comprehensive database of renters within the Association that establishes communication contacts for emergencies, non-compliance issues, and Association news.

If this fee is not paid upon entering a new lease, a $50 late penalty may be assessed. The tenant transition fee can be paid by mailing a $150 check to David Floyd & Associates, Inc. at 104 East Park Drive, Suite 320 Brentwood, Tn 37027. In the memo section, please write “Tenant Transition Fee for (your address).”

Please make sure to provide this website address to your tenants as there is valuable information available including our governing documents, rules and regulations, etc.

NOTE: NO UNITS AT BRENTWOOD POINTE II MAY BE PURCHASED WITH THE INTENTION OF RENTING IMMEDIATELY AT THIS TIME. 

Brentwood Pointe II requires that the ratio of rental units to owner-occupied units not exceed 40%. The rental ratio is currently at 40%, and owners who wish to rent out their units may contact the HOA to get on the rental waitlist. Each time a rental unit sells or becomes owner-occupied, one owner comes off the waitlist.
